What To Expect When Applying

How to Apply
  • All adults aged 18 or older who will be residing in the property must submit an application.

  •  Go to the rental application.

  • Begin by creating an account or logging in (found in the upper right corner of the application page).

  • Fill out the application and pay the $30 fee. You must pay the application fee to proceed to the next step. 

  • After submitting the application you will receive an email directing you to the screening page. 

  • Answer a few questions regarding the screening process, then submit.

  • Upload your proof of income (see below) and you're done.

  • You can follow your application's progress in the Resident Center.

Screening Requirements
  • ​Previous rental history.  To qualify, you must have a clean rental history with no evictions or unpaid rent. We may contact your previous landlords to verify this.

  • Credit.  Turtle Top will receive a full credit report, including your credit score.

  • ​Income and Employment.  Your household (combined) income should be three times or more the monthly rent.

  • Criminal Background.  The background check includes identity verification.

Proof of Employment and Income
  • Use the Resident Center to upload your proof of income or email it to tara@turtle-top.com.

  • If you are new to the area we'll need a new hire or transfer letter confirming your income.

  • If you are employed in a W2 job please provide the last 2 months of pay stubs.

  • If you are self-employed or a 1099 worker we'll need personal tax records or your last few bank statement showing deposits or successfully cleared checks from clients.

  • If you receive government assistance, copies of appropriate paperwork are required.
